SEALGUARD VFI®-990 High Solids Silicone

SEALGUARD VFI-990 High Solids Silicone is a single-component, moisture-cure, fluid applied roof coating. It can be applied in a single pass and cures to create a seamless film on most roofing substrates. Its water-resistant capabilities allow it to withstand ponding water on surfaces with a slope equal to or less than 1/12. Rather than replacing your old and damaged roof, VFI-990 is a great candidate for commercial roof restoration projects. It will protect your flat or low-slope roofing system for years with minimal maintenance and repair.

Instructions for Use:  

Surface Preparation 

Remove dirt, leaves, debris, and other materials detrimental to adhesion with a broom. Power wash the roof with a pressure washer and roof cleaning detergent. Any gaps and seams should be tight and flush, and any additional repairs should be made at this time. Tighten and replace loose or backed-out fasteners with oversized fasteners.  

Application 

VFI always recommends the application of a primer (VFI-#11 Epoxy Primer) before top coat application. Apply VFI-993 Silicone Flashing Grade to seams, penetrations, and protrusions. Some substrates will need additional strength by applying a three coarse coating with fabric reinforcement. Apply VFI-990 as a top coat over the primed surface and mastic to create a single monolithic layer on the roof substrate. 

SEALGUARD VFI-990 High Solids Silicone can be applied by spray, brush, or roller. Install the silicone coating over the entire roof surface at a minimum rate of 1.5 gallons per square. Check specifications for required wet and dry film thickness. Install VFI-990 above 40° Fahrenheit and only when existing and forecasted weather conditions permit quality application. 

Cleanup 

Do not use water to clean application tools and equipment. If spraying, do not leave VFI-990 inside spray equipment. It will cure with moisture and stick to hose walls and unsealed connections. Clean the pump equipment, spray guns, and hoses with mineral spirits. Recirculate minerals spirits through lines until uncured coating is removed.  

Wait 24-72 hours for the coating to fully cure before you allow limited foot traffic on approved walking areas.

Use chemicals only as directed and for their intended purpose. Do not dispose of chemicals down the drain. Most chemicals must be disposed of as hazardous waste.  

PPE to avoid all unnecessary exposure:  

  • Eye protection – wear safety glasses and any additional eye protection as necessary
  • Hand protection – wear chemically resistant protective gloves (nitrile, butyl, or neoprene)
  • Skin and body protection – wear suitable protective clothing
  • Respiratory protection – in case of insufficient ventilation, wear suitable respiratory equipment. Respirator selection must be based on known or anticipated exposure levels, the hazards of the product, and the safe working limits of the selected respirator

Product Limitations  

VFI-990 should not be applied if the temperature is below 40°F and decreasing. Rain and other moisture contaminations also must be avoided. Time between subsequent coats should not exceed 48 hours. Ensure product is fully cured before applying a second coat.  

  • Incompatible materials – oxidizers
  • Conditions to avoid – heat and incompatible materials
  • Chemical stability – stable under normal storage conditions
  • Reactivity & hazardous reactions – no dangerous reaction known under normal use
  • Hazardous decomposition products – may include, and are not limited to, oxides of carbon

Potential Health Hazards  

  • May cause respiratory tract irritation. 
  • May cause stomach distress, nausea, or vomiting if swallowed.  
  • May cause skin irritation or sensitization: redness, drying, defatting, or cracking of the skin.  
  • May cause eye irritation: discomfort, pain, redness, swelling, excess blinking & tear production.
